Producer filming checklist.
Everything a location manager or line producer needs to confirm before scouting Prince Lee Acres — permits, insurance, parking, power, water, catering, crew capacity, and access.

Permits & insurance
Prince Lee Acres is 196 acres of private, gated land on a dead-end road. It is the production's responsibility to determine what permits, insurance, and approvals are needed for the specific shoot. Off-property work such as public roads, road closures, or drones over neighbouring land follows Township of Uxbridge and Transport Canada rules.
- $5M commercial general liability, standard for productions
- Prince Lee Acres / Next Chapter Ventures named as additional insured
- Certificate of insurance emailed before load-in
- Township permits handled by production for any public-road work
- Drone operators: valid Transport Canada RPAS certification
Parking & vehicle access
All parking sits inside the gated perimeter — trucks, trailers, honeywagons, and crew cars stay off public roads. Paved private drive supports full-size production vehicles including 53' trailers.
- 80+ vehicle parking inside the gate
- Trailer, honeywagon, genny, and unit-truck marshalling on paved surfaces
- Turnaround area sized for full-size tractor-trailers
- Overnight vehicle storage available on-property
- Dedicated cast/talent parking separate from crew
Power

- Grid power at mansion, office, barns, warehouse, and outbuildings
- Generator tie-in points near main sets
- Avianet cell tower on site
- Warehouse doubles as a large staging space (not climate-controlled)
